The Planning Commission approved an amended development plan for a covered porch at 134 South Pointe Drive, with has no increase in the impervious area. They also approved a re-survey and rezoning request at 1833 29th Avenue South to support the development of a high-end restaurant and public park at the old Homewood Police Department site. Both items received a six-zero vote in favor.

Details
Item AD 25.07.01: This was a request to amend the development plan at 124 South Pointe Drive so the homeowner could add a covered rear porch. The homeowner explained they had originally included the porch but removed it to get faster permits, and that he got 25 neighbors to support the change and showed it would not impact drainage. Planning staff confirmed the only real concern was the setback, but it met all other requirements. Approved
Item RS 25.07.04: This was a request to resurvey the lot at 1833 29th Avenue South, previously the old Homewood Police Department site. The change was part of a broader plan to redevelop the site into a high-end restaurant with two-thirds of the property used as a public park. Approved
Item RC 25.07.05: This was the related rezoning request for the same property at 1833 29th Avenue South, needed to allow the restaurant use. The developer explained they met the city’s goals for a one-story, income-generating project with green space. He also shared that they have a verbal agreement for valet parking at the Aloft Hotel. Planning staff confirmed the zoning would match surrounding businesses. Approved with a six-zero positive recommendation to the city council.
