BOARD OF ZONING ADJUSTMENTS HIGHLIGHTS
Board of Zoning Adjustments (BZA) 10/05/23. Highlights of the items discussed:
1. 108 Malaga Avenue. A request for a variance to reduce the accessory structure setback requirement along the left-side property line from 10-feet to 6-feet, 8-inches fora total reduction of 3-feet, 4-inches to construct an addition to a rear yard accessory structure. An adjacent neighbor had concerns about water runoff if this was approved. Neighbor described to the board ongoing stormwater issues that are already in place, and that this would cause more issues. This variance was denied by 0-4 vote.
2. 1425 Ardsley Place. A request for a variance to reduce the required setback along the secondary front property line from 10- feet to 2.6-feet (2-feet, 7-inches) for a total reduction of 7.4-feet (7-feet, 5-inches) in order construct an addition and uncovered deck on the rear of the existing house. This variance was approved by a 4-0 vote.
3. 506 Morris Boulevard. A request for a variance to reduce the required setback along the front property line from 25-feet to 13.4- feet (13-feet, 5-inches) for a total reduction of 11.6-feet (11-feet, 7-inches) to extend the existing covered porch. This variance was approved by a 4-0 vote.
